The Accès Condos business model 

The Accès Condos homeownership program is an effective and innovative solution to realize your residential development projects. By guaranteeing the sale of the condos and actively collaborating in their marketing, the SHDM enables developers to get their financing faster, since no presale is required. The Accès Condos accreditation minimizes risks and gives the project a financial stability that allows the developer to build a turnkey solution at an affordable price for buyers, on sites that meet SHDM’s criteria. This is a unique business model.

Accès Condos was designed as a tool to foster economic and social development and homeownership in Montréal and as a mean to curb the exodus of families to the suburbs.

A shared expertise to deliver affordable housing and foster homeownership

As a veteran stakeholder in affordable housing, the SHDM is a partner of choice for the development of land or the implementation of a project. Beyond sharing the risks, the SHDM leverages its expertise at all stages of a project’s development. For example:

  • The SHDM conducts market research based on market conditions in a given sector, the range of products, affordability criteria such as those of mortgage insurers (CMHC, Genworth) and housing programs offered by the Ville de Montréal.
  • The SHDM advocates a value assessment approach to minimize the costs and maximize the services according to the needs of the clienteles.
  • The SHDM assesses possible solutions to reduce the environmental footprint of real estate projects, while focusing on low maintenance costs and energy efficiency in order to achieve manageable levels of condo fees.

Our calls for tenders

As a para-public organization, the SHDM occasionally makes public calls for tenders for the development of projects in the Montréal area. These calls for proposals offer a fair amount of flexibility and are aimed at interesting developers in projects that are in keeping with our mission with respect to social and economic development and revitalization of unstructured areas. All calls for tenders are published on the online tender system of the Government of Québec www.seao.ca.

Pursuant to the Accès Condos Agreement, the SHDM may revise the reference price for the purpose of evaluating the part of the reimbursable increase in value if the sale price does not reflect the property’s market value.

In accordance with the Act respecting access to documents held by public bodies and the protection of personal information, to which the SHDM is subject as a public body, the supplier consents to the disclosure of his data entered in this registration form.

The SHDM appreciates your interest and thanks you for having filled out this form. By being on our list of suppliers, we will be able, if necessary, to invite you to send us a quotation (bid).
SHDM is under no obligation of any kind to suppliers who fill out the form.
