Everything in good order saves a lot of trouble
2009-12-16
Today’s daily grind sets a lot of annoyances, little things that unwillingly take their toll on our quality of life: mechanical failures, noise pollution, traffic jams…
More often than not, these inconveniences are completely out of our control and the best we can do is put up with them. But when we can get rid of all these little problems we can actually control, our comfort at home is greatly improved.
A matter of peace of mind

Who hasn’t faced problems caused by other problems? Linked to the condition of our residence, some worries become part of our daily lives and are just a matter of simple maintenance. So, before we even realize it, a leaky faucet can chip away at our patience, drop by annoying drop. How many times must we clean up that puddle of water that we find under the sink? And how about that window or that patio door that just won’t open even if the railings are seemingly clean and in good shape?
To keep your apartment in good condition – and also to stay calm – we recommend you point out any little problem you might find at home as soon as possible. They will be promptly repaired before they become more serious and end up attacking your morale!
Act swiftly and actively!
By acting quickly, you can avoid wasted water, broken cupboards under the sink or crooked window frames or screens. And just by keeping your eyes open, you can make sure your apartment remains in good shape without having to repair a thing. To wit:
- avoid leaving water puddles around the sink, you will prevent wood expansion on the counter, which usually causes it to break;
- the same type of watchfulness also applies for wooden floors;
- due to a lack of ventilation and drying clothes inside the apartment, humidity tends to rise, creating condensation on the windows as well as the risk of mildew;
- by placing filters on the kitchen sink and bathroom sink and tub drains, you will prevent particles from clogging the pipes.
Avoid extra fees
The SHDM sees to the comfort and well-being of all its tenants. It makes all the necessary repairs that are the responsibility of any conscientious landlord. However, we are not responsible for the tenants’ negligence. If a building deteriorates due to a tenant, all repairs will be billed to him/her. For instance:
- a smashed screen, a broken window or an item thrown in the toilet and clogging the drain all fall under the tenant’s responsibility;
- the SHDM will not treat lost or forgotten keys as an actual emergency, thereby meaning that all locksmith fees must be covered by the tenant;
- if a tenant omits to give a copy of the key to the SHDM to open the additional lock installed by him/her, any and all damages caused by an emergency entry in the apartment will be billed to the tenant;
- please note that all light bulbs and smoke alarm batteries all fall under the tenant’s responsibility.
To this end, please refer to articles 5, 9, 10 and 15 of the building’s regulations in the Additional clauses and SHDM building rules and regulations section found in your lease.
