Îlot Balmoral

New Partnership for the P$ Montréal Centre-Ville Pilot Project

SHDM is pleased to announce a new partnership with TheAgence de mobilité durable in collaboration with the Ville de Montréal, by adding its Îlot Balmoral building parking lot to the P$ Montréal Centre-Ville pilot project. From march 1st, this initiative will allow downtown visitors to take advantage of various existing private parking lots’ offer and thus reduce the time it will take to find a parking space.

 

Îlot Balmoral, a flagship building at the heart of Quartier des spectacles

Owner of a prime location adjacent to place des Festivals, the SHDM was the general contractor for the immense construction site on Îlot Balmoral, which welcomed its first occupants in the summer of 2019.

Îlot Balmoral is home to the new National Film Board (NFB) head office that was designed specifically for its filmmaking activities. UQAC's École des arts numériques, de l'animation et du design (NAD School) is also a tenant of the building and welcomes more than 450 students in its spaces. The NFB and NAD occupy six and three of the building's thirteen floors respectively.

Soon, the commercial spaces in the building's atrium and the last available spaces on the upper floors will be occupied by new tenants and the NFB will inaugurate a public space on the ground floor of the building.

A bold and sustainable architecture

Designed by the Provencher_Roy architect firm, the Îlot Balmoral revolves around two architectural structures of 13 stories each, separated by an oblique fault line that creates a full-height atrium that provides exceptional natural light. A lobby crosses the building from rue de Bleury and opens on place des Festivals. The four facades are built as "curtain walls" of glass providing a view on the Place des festivals, Mount Royal and downtown.

The Îlot Balmoral, which aims at qualifying for a LEED Gold NC 2009 certification, has a leasable area of 26,000 m2 (280,000 ft2).  Its tenants enjoy a green roof, a parking for 186 vehicles, six public charging stations that are part of Hydro Québec’s Electric Circuit, space for 70 bikes as well as changing room and showers. Six passenger elevators and two freight elevators service the building, and technical and telecommunications rooms have been installed on each floor.

In January 2020, Îlot Balmoral is named finalist in the "best mixed-use developments" category of the prestigious MIPIM international competition, the largest international market for real estate professionals.

    An iconic location

    The building is erected on land bounded by four streets, including boulevard De Maisonneuve and rue De Bleury, near place des Festivals, just opposite the Place-des-Arts metro (green line).

    This public place is the centerpiece of Quartier des spectacles with its set of interactive fountains and its many cultural events. It is a place where Montrealers’ creativity, innovation and vitality converge ant it enjoys a privileged access to the metropolitan road network and the métro network.

    Îlot Balmoral will undoubtedly be part of a set marking the high places of Montréal's cultural life located around Place des Arts and that includes the Musée d’art contemporain and the Espace dance of the Wilder Building, inhabited by Les Grands Ballets Canadiens de Montréal, Tangente, l'École de danse contemporaine de Montréal and l'Agora de la danse.
