Accès Condos: A unique program to become a homeowner
What is the Accès Condos program?
The Accès Condos program is a financial tool created in 2005 by the SHDM to facilitate homeownership in Montréal. The Accès Condos program is currently under review and there are no units for sale.
Since its creation:
- 3,925 units have been developed across 33 projects throughout Montréal;
- These Accès Condos-accredited projects have contributed to the social and economic revitalization of several neighborhoods, while including 575 social units, allowing families, couples, and single individuals to become homeowners.
Currently, our team is working on a new version of the Accès Condos program, and no projects are under development at this time.

How did the program work when it was created in 2005?
The Accès Condos program was based on simple and effective principles:
- The SHDM selected projects that were accredited as Accès Condos;
- Buyers of units in these projects received a loan from the SHDM, called a purchase credit, which could be applied toward the down payment;
- When reselling the condo (or at the end of the Accès Condos agreement), the buyer was or is required to repay the purchase credit as well as a percentage of the added value to SHDM.
The program was intended for anyone wishing to become a homeowner in Montréal, including families, couples, and individuals. It was particularly aimed at first-time buyers and those who did not have a sufficient down payment to purchase a condo on the “traditional” market.

Questions about the Accès Condos program?
It is not currently possible to purchase a condo through the Accès Condos program. Our team is working on a new version of the program, and no projects are currently undergoing accreditation. For those who have benefited from the program, the SHDM continues to manage your file until the purchase credit is repaid.
The Accès Condos program offered new homeowners several tangible benefits:
- Purchase credit for the down payment: a loan of at least 10% of the sale price granted by the SHDM.
- Simplified access to homeownership: enables individuals who otherwise could not buy to become homeowners in Montréal.
- Development of quality projects: accredited condos in high-quality projects, often in emerging neighborhoods, contributing to the social and economic revitalization of the area.
The SHDM acted as an intermediary between the developer and the client to facilitate access to home ownership by offering purchase credits to buyers and then managing the steps leading to their repayment. The SHDM was neither the developer, the builder, nor the seller.
