Îlot Balmoral
Located northwest of the Place des Festivals, Îlot Balmoral is an iconic building in Montréal’s Quartier des spectacles. Designed by the architectural firm Provencher_Roy, this boldly designed and sustainable building consists of two 13-story volumes, separated by an oblique fissure that creates a full-height atrium and exceptional natural light. With a leasable area of 29,304 m² (315,426 sq. ft.), Îlot Balmoral achieved LEED NC 2009 Gold certification in 2021. The building features a green roof, 186 parking spaces, six public charging stations, and bike storage for over 70 bicycles.
In 2020, Îlot Balmoral was awarded Best Real Estate Project in the Mixed-Use category at the international MIPIM Awards.
Tenants
Îlot Balmoral houses the headquarters of the National Film Board of Canada (NFB), custom-designed for its cinematographic activities.
The Université du Québec is also a tenant, hosting the École des arts numériques, de l’animation et du design (École NAD) of UQAC. Starting in fall 2026, it will be joined by UQAT Montréal, the collegiate consortium for digital creativity in video games, and SYNTHÈSE – Pôle Image Québec.
Since June 2025, the Montreal office of the Department of Canadian Heritage also occupies space in the building.
