Passing of Mr. Robert Juneau

It is with deep sadness that SHDM has learned of the passing of Mr. Robert Juneau, a dedicated member of its Board of Directors since 2011.

A man of great rigor, Mr. Juneau played a key role at SHDM, notably as Chairman of the Audit, Finance, and Risk Management Committee. His expertise in accounting and finance, along with his experience in the municipal sector and private industry, were invaluable assets in enabling SHDM to fully fulfill its role while strengthening its financial capacity.

His colleagues and collaborators will remember his kindness, remarkable human qualities, and deep respect for the work of the teams.

The members of the Board of Directors and the entire SHDM team extend their deepest condolences to his family and loved ones.

Investing for energy efficiency and tenant comfort!

In 2024, the SHDM undertook major renovation work on three residential buildings in the Sud-Ouest district.

Offering 20 affordable housing units for individuals, couples, and families, this « Pour Tous » building complex received an investment of over $930,000 to replace doors, windows, and certain architectural elements, as well as improve insulation.

These renovations are expected to enhance energy performance by 15% and reduce greenhouse gas emissions by 17%, contributing to the sustainability of our buildings, reducing our environmental footprint, and maximizing the quality of life for our tenants.

The SHDM presents its 2025 budget

The Société d’habitation et de développement de Montréal (SHDM) has presented its 2025 budget and the Three-Year Capital Investment Program to the City of Montreal’s Finance and Administration Commission.

Here are the key priorities:

  • Create optimal conditions to generate more affordable off-market housing for a diverse clientele, with a goal to acquire or begin construction on 1,000 units by July 2027.
  • Evaluate opportunities to acquire buildings to ensure long-term affordability of rents and expand efforts in this area.
  • Develop a new sustainable homeownership program to increase access to property ownership.
  • Invest in maintaining the affordable off-market residential housing stock, with significant allocations in the 2025-2027 Three-Year Capital Investment Program (PTI), while ensuring rent affordability despite the challenging economic climate. Notably, $73.5 million will be invested across 138 residential asset maintenance projects.

Now more than ever, SHDM continues its efforts by working closely with partners to provide off-market housing solutions for Montrealers.

Major renovations at Rigaud

The SHDM is proud to announce the completion of the refurbishment work on the terrace of the 17th floor of Le Rigaud, the largest Autonomie+ building in the SHDM portfolio, offering 312 affordable housing units to independent individuals aged 55 and over. The terrace now provides tenants with a revitalized and secure outdoor space featuring breathtaking views of the city.

Work is also ongoing to upgrade and modernize the elevators to meet current standards and ensure long-term reliability. They will be completed soon.

It’s worth noting that these efforts follow the waterproofing work on the rooftop garden above the parking lot, completed last year, which allowed for a complete redesign of the landscaping around the building.

In total, nearly $3.9 million has been invested in this building over the past three years, with the aim of maintaining the property and enhancing the living environment for our tenants.

A heartfelt thank you to all our tenants for their patience and cooperation during this period of construction.

We also wish to congratulate the real estate team, particularly the technical advisors, for their expertise and exemplary management, which ensured that deadlines and budgets were met!

New property disposition policy by the city of Montreal

The SHDM is pleased to announce the new municipal property disposition policy announced today by the City of Montreal. It will offer greater predictability and transparency regarding the development opportunities proposed by the City for the construction of non-market housing. The interactive map of available municipal projects, as well as the clarification of the acquisition request process, will help identify relevant land or buildings for the various projects of organizations.

« This announcement is great news for the housing sector! This disposition policy and the interactive map will provide the necessary information on municipal properties for the realization of non-market housing projects, » says Sophie Rousseau-Loiselle, Managing Director of the SHDM. « It is through the complementary actions of our partners that we will all be able to address the challenges of social and affordable housing in our region. As a key partner and real estate arm of the City of Montreal, the SHDM will continue to play an important role in the goal of increasing the number of non-market housing units in Montreal by 20% by 2050. »

Departure of Ms. Suze Youance from the Board of Directors

It is with regret that the SHDM announces the resignation of Ms. Suze Youance from its Board of Directors, following her appointment to the Senate of Canada as a representative of Quebec as an independent senator.

Suze Youance has been a member of the SHDM Board of Directors since 2021 and a member of the Investment Management Committee. We would like to acknowledge her expertise and commitment, which have contributed to optimizing the SHDM’s investments to address the challenges of affordable housing in Montreal.

The members of the Board of Directors and the SHDM team would like to thank her for the work she has done and wish her every success in her new role.

Ms. Youance’s resignation is effective as of October 22, 2024.
