2024 annual report: building affordable housing

The SHDM’s 2024 Annual Report is now online! (Available in French only)

Marked by the development of a new strategic plan that sets out a renewed vision, 2024 was a year rich in achievements. Thanks to the expertise of our team members and strong collaboration with our partners, the SHDM continued to play a key role in addressing Montrealers’ affordable housing needs.

Highlights from 2024 include:

–  Adoption of the 2025–2028 Strategic Plan, developed through a collaborative process with staff and stakeholders
–  A major agreement with the City of Montreal to develop 1,000 off-market housing units by 2027
–  Acquisition of five buildings totaling 140 housing units, which have been removed from the private market
–  Resumption of the management of 138 housing units across 15 buildings
–  $10.5 million invested in the maintenance of the property portfolio

As of December 31, 2024, SHDM represents:

–  5,217 off-market affordable housing units
–  393 residential buildings
–  1 million sq. ft. of commercial space

In-person reception back on the 22nd floor

Following the renovation work on SHDM’s offices at 800 De Maisonneuve East Boulevard, we are pleased to inform you that as of June 9, our team will once again welcome you on the 22nd floor, in a modernized space.

Nominations and renewal of terms on the Board of Directors of the SHDM

The City of Montreal and the Société d’habitation et de développement de Montréal (SHDM) are pleased to announce the appointment of Mr. Roger Plamondon and Mr. Jean-Sébastien Pilon to the SHDM Board of Directors, as well as the renewal of Mr. Jean-Jacques Bohémier’s term as Chairman of the Board and the terms of Ms. Danielle Cécile and Mr. Alain Lapointe as Board Members.

In accordance with the SHDM’s governance rules, these appointments were ratified during the executive committee meeting of the City of Montreal on April 9, 2025, and are effective immediately, except for the renewal of the terms of Ms. Cécile and Mr. Lapointe, which will take effect on July 6, 2025.

RL-31 slip: the answers to your questions

When are the RL-31 mailed?  

RL-31 slip are mailed before the end of February. Taking into account Canada Post’s delays, you should therefore receive your slip a maximum of ten (10) days later.
Please note that we do not send these slips by email.

Who receives the RL-31?

– Tenants who occupied a SHDM unit on December 31, 2024.

– Tenants who did not receive a housing subsidy in 2024.

What is the R31 used for?

Tenants use The RL-31 slip to claim the solidarity tax credit in their income tax return.

Passing of Mr. Robert Juneau

It is with deep sadness that SHDM has learned of the passing of Mr. Robert Juneau, a dedicated member of its Board of Directors since 2011.

A man of great rigor, Mr. Juneau played a key role at SHDM, notably as Chairman of the Audit, Finance, and Risk Management Committee. His expertise in accounting and finance, along with his experience in the municipal sector and private industry, were invaluable assets in enabling SHDM to fully fulfill its role while strengthening its financial capacity.

His colleagues and collaborators will remember his kindness, remarkable human qualities, and deep respect for the work of the teams.

The members of the Board of Directors and the entire SHDM team extend their deepest condolences to his family and loved ones.

Investing for energy efficiency and tenant comfort!

In 2024, the SHDM undertook major renovation work on three residential buildings in the Sud-Ouest district.

Offering 20 affordable housing units for individuals, couples, and families, this « Pour Tous » building complex received an investment of over $930,000 to replace doors, windows, and certain architectural elements, as well as improve insulation.

These renovations are expected to enhance energy performance by 15% and reduce greenhouse gas emissions by 17%, contributing to the sustainability of our buildings, reducing our environmental footprint, and maximizing the quality of life for our tenants.
