2025 Annual Report : The SHDM is evolving along with its image

The SHDM’s 2025 Annual Report is now available.
The past year marked the launch of our new 2025-2028 Strategic Plan and the implementation of the foundations that will guide our actions as we pursue our vision: building affordable housing in Montréal, now and for generations to come. In a context shaped by the housing affordability crisis, the SHDM continued to fulfill its mission as the City of Montréal’s real estate development arm and a leading player in affordable housing.
Highlights of 2025 include:
- A new brand identity reflecting our renewed vision, along with a complete redesign of our website to better meet the needs of our clients;
- The start of construction on the Gordon project, which will create 84 social and affordable housing units in the borough of Verdun;
- The acquisition of two new residential properties (29 housing units) and the former Solotech site in Rosemont-La Petite-Patrie, where 70 permanently affordable, non-market housing units will be developed;
- The transfer of twenty residential buildings from the City of Montréal to the SHDM, ensuring the long-term affordability of 882 housing units;
- Investments of $12 million in the maintenance and improvement of the residential housing portfolio;
- The modernization of the office and reception areas at Place Dupuis to enhance employee well-being and support the organization’s growing needs.

As of December 31, 2025, the SHDM consists of:
- 5,246 non-market affordable housing units;
- 395 residential buildings;
- 1 million sq. ft. of commercial space;
- 3,925 Accès Condos units;
- $1.4 billion in real estate assets;
- 164 employees.
