The Ville de Montreal and the SHDM welcome the NFB

The Société d’habitation et de développement de Montréal (SHDM) will soon proudly welcome the National Film Board (NFB) in the Îlot Balmoral, a landmark building overlooking Place des Festivals in the Quartier des spectacles. Confirmed yesterday by Canadian Heritage, this announcement is another step in the development of this ambitious project implemented by the SHDM (land owner and developer) with the support of Ville de Montréal.

Denis Coderre, Mayor of Montréal, said: « The Quartier des spectacles is a global project, which encompasses all the arts. The NFB is a flagship of our film industry and I am proud to finalize our Place des Festivals by including the seventh art. This building, with its remarkable architectural concept, is one of the major projects that we sought to mark the 375th anniversary of Montréal, a city of culture and modernity. In carrying out this project, the SHDM meets its mission of enhancing the Montréal area and supporting cultural endeavours. «

From the beginning, we have striven to offer the Quartier des spectacles a building that is not only a landmark from an architectural point of view, but that is also significant for the cultural community. With the dramatic concept of Provencher Roy and facilities tailored for the NFB’s activities, the SHDM is especially proud to be the developer. It is therefore with great pleasure that we welcome the NFB. « 

Located next to Place des Festivals in the Quartier des spectacles on land bounded by Maisonneuve Boulevard and De Bleury, Mayor and Balmoral streets and already owned by SHDM, the Îlot Balmoral project involves the construction of a building of up to 13 floors. The NFB will occupy the first four floors of the building in premises with an area of approximately 100,000 ft2.

The architectural concept developed by the Provencher Roy firm provides for the four facades to be constructed as « curtain walls » of glass overlooking the Place des Festivals, Mount Royal and downtown. Composed of a basilaire and a tower, the building will have a lobby crossing from Bleury Street to the Place des Festivals.

Inauguration of La Fabrique à bouffe

The organization Le Mûrier is proud to announce the launching of its project La Fabrique à Bouffe in a community-oriented building in the Rosemont-La Petite Patrie borough, in partnership with the SHDM and SHAPEM. Through this initiative, people affected by mental illness will learn to prepare food, and the fruits of their labour – representing about a hundred meals a day – will then be sold at affordable prices to tenants in the building and to community organizations in the region.

The project is in line with the specific social mission of each of the involved organizations. For its implementation, a disused indoor swimming pool was converted into a community dining-room and specialized equipment was purchased. The partnership includes a commitment by the Société d’habitation et de développement de Montréal (SHDM), owner of the building, to make a financial contribution of up to $ 25,000 towards the cost of the work, in addition to guaranteeing the rent-free use of the common areas.

In addition, Société d’habitation populaire de l’Est de Montréal (SHAPEM), the non-profit organization which manages the building, will provide expertise and support for the implementation of this social innovation initiative and for the coordination of the specialized resources who assist the clienteles targeted by the project.

Initiated and funded by Le Mûrier, the concept of La Fabrique à Bouffe is to enable people living with a mental health problem to participate in kitchen work according to their personal abilities and pace. This practical experience will allow these persons to learn more about their professional skills before starting a return-to-work program.

Under the supervision of a trainer cook, participants will learn food preparation, how to respect deadlines and schedules, safety habits and specific hygiene and public health rules in a professional kitchen. In addition, activities such as visits to kitchens, farmers markets and suppliers will be proposed.
The premises of La Fabrique à Bouffe are located at 6869 Papineau in Montréal, in a building of 139 rental dwellings owned by the SHDM and managed by the community organization SHAPEM.

The SHDM buys land in order to increase the offer of community and affordable housing

Last week, the Société d’habitation et de développement de Montréal (SHDM) purchased a 47,436 ft2 (4,406 m2) plot on the site of Les Bassins du Nouveau Havre in the Le Sud-Ouest borough of Montréal from the Canada Lands Company (CLC). As part of a project developed in partnership with Bâtir son quartier, the plot will eventually be the site of community or social housing, Accès Condos-accredited affordable condominiums to meet the needs of families, as well as non-residential space for the social and creative economy, in collaboration with the Regroupement économique et social du Sud-Ouest (RESO).

Johanne Goulet, SHDM General Manager, notes: « We are delighted that the intervention of the SHDM contributes to the implementation of this ambitious project alongside Bâtir son quartier. This demonstrates the effectiveness of a collaborative partnership in support of common goals. Our organizations share the belief that the retention of families in Montréal can be achieved through a greater mix of housing across our territory, including social, community and affordable housing. »

Edith Cyr, General Director of Bâtir son quartier, adds: « The collaboration with SHDM enables us to give concrete expression to our real estate community project aimed at providing the community and Montréal families with housing products and employment opportunities that truly meet their needs. The land acquisition is a milestone in an ambitious development project. Over time, it will allow people with low and modest incomes to find housing, and help preserve the social and economic balance of a neighbourhood in high demand. »

CLC representative, Daniel Dorey, Senior Vice President (Québec), states: « The CLC is proud to contribute to this project and continues to play a vital role in the revitalization of Montréal’s Southwest. We share the partners-buyers’ vision that major projects like this can provide a social mix through various types of housing and neighbourhood services. We extend our best wishes for success, to the SHDM and Bâtir son quartier, in the implementation of their projects. »
By buying this plot of land, the SHDM guarantees that it will be reserved for the development of social, community or affordable housing. The land is thus being taken off the private market while the financing and the community and social development components are being finalized. This guarantee forms an integral part of the conditions of sale agreed upon with the CLC.
In addition to the plots already reserved for this purpose, the achievement of this component of the project will increase the total number of social, community and affordable housing in Les Bassins du Nouveau Havre. In doing so, the project will exceed the targets set by the development agreement between the CLC and the Ville de Montréal: a minimum of 20% of social or community housing and 10% of private and affordable condominiums, on a total of 2,000 homes originally planned.

The SHDM will collaborate to a revitalization project in Mercier-Hochelaga

In French only – Les élus de l’arrondissement de Mercier–Hochelaga-Maisonneuve ont annoncé ce matin, en conférence de presse, le lancement prochain de l’appel de propositions pour la vente et le redéveloppement résidentiel et commercial du site Honoré-Beaugrand avec la construction de plus de 325 unités d’habitation sur le terrain de l’actuelle cour de voirie Honoré-Beaugrand, ainsi que la relocalisation des activités de voirie et de parcs à la cour Dickson.

Ce projet résidentiel, qui sera réalisé en partenariat avec la SHDM, la Ville de Montréal, l’arrondissement Mercier-Hochelaga-Maisonneuve, l’organisme sans but lucratif Bâtir son quartier et un développeur sélectionné par appel public de propositions, prévoit la réalisation de :

  • 67 unités dédiées au logement social (20 %), pourcentage supérieur à celui de la stratégie d’inclusion de logement social de la Ville de Montréal qui est de 15 %;
  • 80 unités résidentielles abordables accréditées Accès Condos, dans le cadre du programme d’accession à la propriété de la SHDM. Rappelons que ce programme offre aux acheteurs un crédit d’achat équivalant à 10 % du prix de vente, permettant de réduire leur mise de fonds à 1 000 $;
  • 178 unités dédiées au marché locatif ou en copropriété.
  • Des commerces d’une superficie de 3 700 m2, dont 3 200 m2 pour un marché d’alimentation.

La directrice générale de la SHDM, Mme Johanne Goulet, se réjouit de cette volonté envers un projet pour lequel la Société s’investit depuis déjà plusieurs mois. « En mettant à profit notre expertise en immobilier résidentiel en complémentarité avec l’organisme Bâtir son quartier, nous contribuerons à maximiser les retombées de ce projet pour mieux répondre aux objectifs de revitalisation et de rétention des familles de l’arrondissement. Notre équipe a déjà reçu l’aval de son conseil d’administration et il ne reste que quelques étapes pour concrétiser la mise en œuvre de ce projet innovateur et porteur pour l’arrondissement. »
